Ocean Terrace, the forthcoming oceanfront mixed-use destination planned for Miami Beach, is launching this week a series of curated pop-up stores and cultural activations that transform existing retail spaces along Collins Avenue into a preview of the neighborhood’s future street-level experience. Located between 74th and 75th Streets, the pop-up initiative brings together a mix of design, wellness, and cultural concepts, offering the public an early opportunity to engage with the creative vision planned for Ocean Terrace well ahead of the project’s anticipated completion in 2029.

Activations include a contemporary art presentation by the Institute of Contemporary Art, Miami (ICA Miami) featuring works by Scott Kahn, Shara Hughes, Emma Webster, Claire Tabouret, and Hernan Bas; a design exhibition by New York-based gallery Colony; and a wellness treatment studio by Los Angeles-born brand Ricari, with interiors conceived by Milan-based cultural platform SF Group. The pop-ups activate the corridor with destination retail and experiential programming, reinforcing Ocean Terrace as a growing hub for creativity, design, and luxury lifestyle.

“These pop-up experiences reflect the kind of community we are building at Ocean Terrace — one defined by culture, design, and genuine connection to place,” said Alex Witkoff, CEO of Witkoff and a developer of Ocean Terrace. “We set out to bring forward-thinking partners to Ocean Terrace and invite the public to engage with the site in a meaningful way, well ahead of completion. That these cultural experiences are unfolding against 350 feet of direct ocean frontage — one of the last remaining prime developable parcels in Miami Beach — will make Ocean Terrace an unrivaled destination globally.”

The pop-ups are designed as a temporary but immersive placemaking initiative, remaining open before construction begins on the new condominium tower. By activating the site ahead of redevelopment, Ocean Terrace is creating an accessible, community-focused retail experience that reflects the project’s sophisticated coastal identity. ANDOTHERS, a New York–based multidisciplinary studio working across strategy, branding, and spatial design, played a central role in shaping the curatorial vision and development of the pop-up initiative, in close collaboration with the broader Ocean Terrace team. The studio contributed to shaping the overall concept, identified and secured key cultural and commercial partners, and directed the spatial and experiential framework of the project. ANDOTHERS approached the program as a cohesive ecosystem of design, art, and wellness, overseeing partnerships including Colony, Ricari, La Cometa, and CEU, and ensuring a consistent narrative across all activations.

ICA Miami’s presentation marks the institution’s first-ever installation on Miami Beach. Drawing from the museum’s permanent collection, the exhibition features works by five internationally recognized artists — Hernan Bas, Shara Hughes, Scott Kahn, Claire Tabouret, and Emma Webster — whose practices encompass landscape, figuration, and the natural world, resonating with the project’s oceanfront setting. Among the artists, Bas is a Miami native who has been the subject of major institutional exhibitions; Hughes was featured in the 2017 Whitney Biennial and recently had a mid-career survey at the Norton Museum of Art; Kahn’s work has been the subject of major solo presentations in recent years; Tabouret was recently commissioned by French President Emmanuel Macron to design new stained glass windows for Notre-Dame Cathedral in Paris; and Webster, whose work interweaves virtual reality technology into richly detailed paintings. The presentation invites visitors to engage with contemporary art in an informal environment, extending ICA Miami’s mission beyond its walls and into the North Beach community.

“ICA Miami serves as a platform for today’s most compelling artists, and one way we achieve this is through the ongoing growth and presentation of our collection throughout Miami and beyond,” said Alex Gartenfeld, Irma and Norman Braman Artistic Director of ICA Miami. “We’re excited to bring a selection of works from our collection beyond the museum’s walls and into North Beach, a neighborhood that continues to attract creative energy from across the region and internationally.”

Colony, a gallery, design studio and strategy firm celebrated for championing independent design across furniture, lighting, and objects, brings its collective of designers and makers to North Beach via Ocean Terrace. The activation marks Colony’s first exhibition in Miami, highlighting emerging and established voices shaping the future of American design. Among the works on view are pieces by various studios and artists such as Studio Paolo Ferrari, Moving Mountains, Bec Brittain and Allied Maker. Also on view is work from former Miami Beach resident Sarah Sherman Samuel and Miami-born textile artist Anjuli Bernstein, whose first handwoven fabric collection debuted at ICFF in 2025 and was awarded IFDA Best in Show for Textiles.

Ricari Studios, a luxury longevity brand known for their innovative treatments, curated experiences, and intentional products rounds out the pop-up corridor with a dedicated treatment studio available by appointment alongside an open retail space welcoming walk-in visitors. At the center of Ricari’s approach is The Ricari Method, a restorative protocol combining advanced technology with hands-on technique. The pop-up features the brand’s signature luxury compression apparel and curated wellness products, with front-of-house interiors designed through a furnishings collaboration between SF Group, an Italian cultural platform operating at the intersection of design and architecture, Natuzzi, La Cometa and CEU.

Planned as a full-block oceanfront destination, Ocean Terrace will integrate residential living, hospitality, and curated retail into a cohesive, pedestrian-friendly environment. Architecture is by Revuelta Architecture International, with interiors by Robert A.M. Stern Architects — one of the world’s most respected residential design practices. When complete, the project will include a boutique historic hotel with 42 guest rooms, 52 private condominium residences, and a separate tower with 24 resort residences.

Ocean Terrace’s commitment to community-focused amenities also extends beyond retail. The development team recently opened Ocean Terrace Park, a five-acre public park designed by landscape architect Raymond Jungles and featuring a permanent art installation by Parisian sculptor Prune Nourry. Together, the park and pop-up stores demonstrate Ocean Terrace’s long-term commitment to Miami Beach through culture, design, and shared public experiences.

Sales for Ocean Terrace are now underway, with pricing starting at $6.3M and completion expected in 2029. Douglas Elliman Development Marketing is the exclusive sales and marketing team for the project. For more information, please visit ocean-terrace.com.
