Hollywood, Florida’s evolution into one of South Florida’s most desirable waterfront destinations continues with the arrival of Icon Beach Waterfront Residences, a new luxury condominium development from Related Group and BH Group that recently broke ground along the city’s shoreline.

Rising 38 stories between the Atlantic Ocean and the Intracoastal Waterway, Icon Beach introduces a lifestyle rarely found in South Florida: direct access to both a private marina and a resident-exclusive beach club. The development’s 350 residences are designed to maximize panoramic water views, offering a seamless connection to the ocean, boating, and outdoor living.

The project arrives at a pivotal moment for Hollywood, a city increasingly attracting buyers seeking a sophisticated coastal lifestyle without the density and pricing often associated with neighboring Miami. Positioned between Miami and Fort Lauderdale, Hollywood has emerged as a destination in its own right, with continued investment in hospitality, dining, and waterfront development.

Envisioned by Cohen Freedman Encinosa & Associates with interiors by the award-winning Meyer Davis and landscape architecture by Witkin Hults + Partners, Icon Beach combines contemporary architecture with a relaxed coastal aesthetic. Residences range from one to three bedrooms and feature open floor plans, floor-to-ceiling glass, expansive terraces, custom Italian kitchens, and spa-inspired primary suites.

Lifestyle amenities span more than 40,000 square feet and center around wellness, recreation, and waterfront living. Residents will enjoy a resort-style pool with private cabanas, a spa featuring a cold plunge, steam room, and Jacuzzi, a state-of-the-art fitness center, outdoor entertainment spaces, and private gathering areas overlooking the Intracoastal.

A private 32-slip marina and resident-exclusive beach club further distinguish the property, offering direct access to both boating and beachfront experiences. Concierge services, valet, 24-hour security, and curated artwork from the Jorge M. Pérez Contemporary Art Collection add another layer of exclusivity.

Backed by a recently secured $360 million construction loan, Icon Beach is scheduled for completion in 2028 and is poised to become one of Hollywood’s most significant luxury residential addresses, reflecting the city’s growing prominence along South Florida’s coastline.
