Fouquet’s Hotel & Residences, Miami Design District has not only just launched sales as the first for-sale residential offering in Miami Design District and the first US residences managed by Fouquet’s, but it has also newly revealed its interiors, offering a closer look at the refined residential vision by Paris-based RDAI, the design studio behind Hermès flagships around the world.
The recently launched project is also Pritzker Prize-winning architect Sir David Chipperfield’s only development currently underway in Florida, set within a nearly two-acre development at 39 NE 39th Street. The project will bring together 143 condominium residences, an 85-key Fouquet’s hotel, five dining concepts and more than 40,000 square feet of amenities.
For the interiors, RDAI brings a quietly luxurious, European sensibility that feels especially fitting for the Design District, a neighborhood already defined by global fashion houses, collectible design, contemporary art and architectural experimentation. Rather than creating overtly branded residences, the studio translates the language of a fashion maison into a residential setting through proportion, materiality and detail.

Residences are designed with soaring ceilings, expansive floor-to-ceiling windows and generous outdoor spaces that read more like private loggias than traditional terraces. Custom pale-champagne mullions, bespoke cabinetry, natural materials and restrained finishes create a sense of warmth and permanence, while allowing the surrounding city, light and landscape to remain central to the experience.
The result is a residential environment that blurs the lines between retail, hospitality and private living. In a district home to Hermès, Louis Vuitton, Cartier and other luxury brands, Fouquet’s Hotel & Residences, Miami Design District extends that design sensibility into the everyday, offering homes that feel elegant, livable and deeply connected to place.

Architecture is led by David Chipperfield Architects, whose design is defined by clarity, rhythm and a climate-conscious approach to Miami living. The building’s ceramic exterior columns are designed to capture and reflect Miami’s distinct light, while deep, shaded outdoor spaces create a more thoughtful response to the city’s heat and sun.
The development is being led by Fort Partners, Raycliff Capital, Miami Design District Associates and Constellation Hotels Holding Ltd., bringing together a team with deep experience in architecture-driven luxury, hospitality and the continued evolution of the Miami Design District.
