North Beach is entering a new era of understated sophistication, and Lefferts marked a defining moment in that transformation with the groundbreaking of PALMA Miami Beach Residences. The December ceremony signaled the arrival of a thoughtfully designed, 14-story condominium that seamlessly marries contemporary architecture with the effortless coastal elegance long synonymous with the neighborhood.

Located just steps from the ocean at 600 71st Street, PALMA introduces a refined vision of modern living to North Beach. The boutique-style building will feature 126 fully furnished one- and two-bedroom residences, along with seven exclusive penthouses, offering layouts ranging from 405 to 1,342 square feet. With pricing beginning at $650,000, residences are designed to appeal to both discerning end users and savvy investors, enhanced by the flexibility of rental options. Completion is anticipated for late 2027, setting a new benchmark for elevated coastal living in one of Miami Beach’s most quietly desirable enclaves.

The groundbreaking celebration brought together city officials, community leaders, and local residents and featured a live performance by acclaimed singer-songwriter Maya Azucena, a beloved presence at the neighborhood’s intimate cabaret piano bar, La Poubelle—an elegant nod to the area’s vibrant artistic spirit.

PALMA was designed by national architecture firm, Built Form, to prioritize light, comfort and everyday living. Residences feature high ceilings, floor-to-ceiling impact-resistant glass doors, private balconies and select Intracoastal views. Kitchens are equipped with European cabinetry, Bosch appliances and stone countertops. Bathrooms feature frameless glass showers and contemporary finishes. Each home includes in-unit laundry, high-speed Wi-Fi and energy-efficient climate control.

Amenities are designed for both wellness and social engagement. The building will include a resort-style pool deck, wellness hot tub, cold plunge, outdoor summer kitchen, fitness center, media and game lounge, and indoor and outdoor seating. Ground-floor retail space of 8,500 square feet will activate the street and enhance North Beach’s walkability.

The development has generated strong early interest, with half of the residences already sold and demand led by international buyers, particularly from South America. Domestic purchasers have also been drawn to North Beach’s beachside location and long-term growth potential.

PALMA is the second project in Lefferts’ three-development plan to reshape North Beach. In early 2025, the firm completed 72 Park, a 22-story, 206-unit condominium and the first new residential project in the neighborhood in many years. The final phase, 72 Carlyle, will be a 19-story, 134-unit luxury condominium designed by Piero Lissoni, further expanding Lefferts’ presence in the area. Together, the three projects represent a $730 million investment and highlight the firm’s ongoing commitment to North Beach’s growth.
