A new chapter of elevated living is unfolding in Downtown Miami’s Arts & Entertainment District with 14 ROC, a 283-residence luxury condominium by 14th Street Investments LLC. Designed by RSP Architects with landscape architecture by Urban Robot Associates, the tower offers residences ranging from 418 to 960 square feet, from elegant studios to two-bedroom-plus-den homes. 

Designed as private sanctuaries above the city, each residence blends light-filled interiors with high-end finishes by renowned design firm March and White Design (MAWD).  

More than 25,000 square feet of amenities span three levels, creating spaces for collaboration, wellness and relaxation. Highlights include a rooftop pool overlooking Biscayne Bay, a state-of-the-art fitness center with yoga and wellness areas and locker rooms with saunas and steam rooms, coworking and meeting spaces, game and theater rooms, an entertainment lounge with a fully equipped kitchen, a podcast studio and a karaoke room.

“Breaking ground on 14 ROC is a defining moment for Downtown Miami and a glimpse into the city’s future,” said Russell W. Galbut, co-founder and managing principal of Crescent Heights. “This project embodies how people want to live today—immersed in culture, inspired by design and at the center of a city that continues to captivate the world.”

Located at 125 NE 14th St., 14 ROC is moments from some of the city’s most dynamic cultural, lifestyle and entertainment destinations, including the Adrienne Arsht Center for the Performing Arts, Pérez Art Museum Miami and the future Underdeck, a 33-acre public park under development beneath I-395. Featuring a sculptural base inspired by natural rock formations, 14 ROC also has a distinctive street-level presence. 

The forthcoming 283-residence building is slated to welcome its first residents in 2028, with approximately 50% of its units sold, reflecting strong demand for residences that combine contemporary design, world-class amenities and rental flexibility. 

Owners can choose to self-manage short-term rentals or participate in an on-site rental program, offering added flexibility for both primary residents and investors.
