In Miami Beach’s increasingly competitive rental market, architectural distinction has become a strategic differentiator.

Avara Miami Beach enters the Mid-Beach corridor with 178 residences across eight stories at 3900 Alton Road, signaling a new standard for rental developments executed with condominium-level precision. Developed by Mast Capital and Rockpoint, the project brings together a seasoned design team, with Arquitectonica leading the architecture, CID Design Group overseeing interiors and Witkin Hults + Partners directing landscaping.

From the street, sculpted balcony frames introduce rhythm and shadow across the façade. Curved forms paired with expansive windows soften the structure’s profile, lending dimensionality that elevates its presence along Alton Road.

The arrival sequence unfolds gradually. Pathways wind through layered plantings before reaching the lobby, creating a buffer between city activity and private retreat. The transition feels intentional, offering separation while maintaining proximity to the surrounding neighborhood.

At the center of the property, a courtyard pool organizes the layout. Framed by the building’s wings, the setting functions as an outdoor salon defined by pale stone decking, shaded structures and balanced symmetry. Proportion and material continuity guide the atmosphere, allowing greenery and open sky to frame the experience.

Shared spaces continue that measured approach. The lobby incorporates warm wood tones, textured finishes and softened illumination arranged to encourage conversation and pause. Seating clusters mirror residential living rooms, reinforcing continuity between communal and private environments.

Layouts range from junior one-bedroom homes to three-bedroom residences, alongside penthouses spanning approximately 560 to 1,410 square feet. Interior specifications include porcelain plank flooring, flat-panel cabinetry, quartz countertops and backsplashes and GE stainless steel appliances. Select homes feature paneled refrigeration, wine storage, soaking tubs, motorized shades and expansive terraces overlooking Biscayne Bay, downtown Miami and the Miami Beach skyline.
