North Beach on the Rise: How Lefferts is Shaping Miami Beach’s Next Great Neighborhood

Known for its charm and beach-town character, Miami Beach’s North Beach neighborhood is stepping into the spotlight as one of the city’s most desirable neighborhoods. Stretching from 63rd to 87th streets, this vibrant seaside community has long drawn locals seeking something quieter, greener and more livable than South Beach. 

Public and private investments are pouring into the neighborhood. The centerpiece will be the city’s $53.8 million community complex featuring an aquatic center, pickleball courts, a library and new green spaces. The proposed revitalization of the historic Byron Carlyle Theater is also expected to breathe new cultural life into the neighborhood.

As North Beach flourishes, one developer is making significant strides in shaping the neighborhood’s future with a series of high-profile projects. Lefferts, a privately owned real estate firm, is leading a wave of residential development with four new luxury condominium properties that will ultimately deliver 450 new residences to the neighborhood. The developer recently completed 72 Park, which marked a key milestone for the community as the first new luxury condo to open in more than five years—and the first in the area to allow short-term rentals.

Up next: Lefferts is building on that momentum with its second North Beach development, PALMA Miami Beach Residences.

Located at 600 71st St., just steps from the sand, PALMA is a 14-story, LEED Gold-certified tower that will deliver 126 fully furnished, turnkey residences starting in the $650,000s. Slated for completion in early 2026, the project is designed by national architecture firm Built Form, with interiors curated by the acclaimed Studio Ramirez. The building will also feature 8,500 square feet of ground-floor retail, further energizing the walkable 71st Street corridor.

Residences at PALMA range from 405 to 889 square feet for typical units, with seven penthouses spanning up to 1,342 square feet. High ceilings, floor-to-ceiling glass doors and private balconies bring in natural light and coastal breezes, while select units offer sweeping views of the Atlantic Intracoastal Waterway.

The building’s 10,000-square-foot amenity deck is a haven for relaxation and social connection, anchored by a resort-style pool with cabanas, wellness hot and cold plunge pools, an outdoor summer kitchen, and a stylish private lounge and bar. 

Following PALMA, Lefferts will begin sales for 72 Carlyle and a fourth project at 880 71st St. Its early investment has already helped spark a broader renaissance in the area, with other major players—including the reimagined former Deauville Beach Resort site, Shoma Bay, Ella Miami Beach and the newly opened Palm Tree Club hotel by DJ Kygo—following suit.
