Briland Club Hotel, Residences and Marina, Harbour Island’s premier luxury community, is proud to announce a partnership with The Royal Portfolio, the acclaimed hospitality group with a collection of luxury hotels, villas, safari lodges and residences known for its exceptional service and bespoke experiences. Spanning 27 acres, the development will feature 60 residential offerings, including cottages, villas, and expansive estate homes, all available for purchase. The entire property will be managed by The Royal Portfolio, which is a family-owned hospitality group run by Phil and Liz Biden and family. With prices starting at $4 million, Briland Club’s exclusive sales and marketing are represented by Nassau-based The Isles Group in collaboration with Douglas Elliman Development Marketing.

“The Royal Portfolio will carry forward our vision of creating a luxury community on Harbour Island,” said Michael Wiener, Chairman of Briland Club Hotel, Residences and Marina. “Its devotion to world-class hospitality complements our focus on delivering  extraordinary residential and lifestyle experiences rooted in service, sustainability and respect for local culture. The Royal Portfolio will oversee all operations at Briland Club, bringing its award-winning standards to every aspect of the community, including concierge services, curated experiences, and beach club amenities.”

Part of Briland Club Residences’ vision for this next phase of development and upcoming partnership with The Royal Portfolio is the integration of the island’s extended community, including local residents, into a welcoming environment that prioritizes family, recreation, and connection while preserving the island’s natural beauty and heritage.

“We are excited to partner with Briland Club to bring The Royal Portfolio’s purpose-led luxury travel experiences to The Bahamas,” says Phil Biden, founder of The Royal Portfolio. “For 25 years, our purpose and values have been at the heart of everything we do and expanding them internationally has always been part of the vision.”

Briland Club is Harbour Island’s only bay-to-beach property, offering residents and visitors breathtaking ocean and harbor views. The exclusive offering of 60 residences, include a mix of Coral Cottages, Club Cottages, Villas, and Estate Homes, alongside the island’s only megayacht marina with ample power to accommodate vessels from 75’ to 300’, ensuring ample space for luxury yachts.

The currently developed Coral Cottages, with interiors designed by Bunny Williams and featured in the Robb Report, are thoughtfully crafted two-bedroom, 2.5-bath residences. Each cottage includes a 700-square-foot veranda, offering seamless indoor-outdoor living within approximately 2,100 square feet. The Club Cottages under development are available in two configurations: a two-bedroom layout measuring approximately 3,300 square feet, and a three-bedroom option measuring around 3,700 square feet.

“We are extremely proud to collaborate with Briland Club, The Royal Portfolio, and The Isles Group on this exciting next phase,” says Douglas Elliman’s Florida Brokerage Chief Executive Officer Jay Philip Parker. “Briland Club has already become a cherished residential destination for many, and we are thrilled to introduce this exceptional lifestyle to the distinguished global clientele of Douglas Elliman, The Isles Group, Knight Frank Residential and beyond.”

The next phase of development includes private residences, a boutique hotel, gym and spa, additional club amenities, bespoke dining experiences, resort clubhouse, pools and more. Interiors and architecture by The Royal Portfolio have been inspired by Harbour Island’s historical allure, creating a seamless blend of elegance and authenticity. Known locally as “Briland,” Harbour Island is celebrated for its colonial charm, turquoise waters, and rich history dating back to the 1700s, which includes the influx of Loyalists who settled in the Bahamas during the American Revolution, bringing their cultural influences. Blending modern luxury with a deep respect for this Loyalist heritage, the club reflects the island’s timeless appeal while setting a new standard for exclusive living.

The community is designed around sustainability and innovation, featuring clean and stable power, advanced purified water systems, and environmentally conscious designs that nurture marine life, including coral reefs, seagrass, mangroves, lobster, snapper, dolphins, turtles, and manatees. The development’s power systems generate enough energy to sustain the community multiple times over, while the docks provide 480-watt connections to accommodate megayachts. Purified drinking water systems deliver a reliable supply that exceeds the community’s needs, and strategic elevation ensures protection against environmental factors and enhances long-term resilience. The state-of-the-art megayacht marina, equipped with Ipe wood floating docks, in-slip fueling, pump-out stations, and fire suppression systems, sets a new standard for nautical excellence in The Bahamas.

In addition to the full real estate offerings, The Royal Portfolio will oversee all hospitality operations at Briland Club, bringing its award-winning standards to every aspect of the community. From concierge services and curated experiences to beach club amenities, this partnership enhances the club’s lifestyle, attracting sophisticated buyers and world travelers alike.
